Selling Your Sicklerville House Before Foreclosure
Behind on your mortgage or Winslow property taxes? See each step to a Camden County sheriff sale or tax foreclosure, and where selling fits.
If you're behind on your mortgage or your property taxes in Sicklerville, you likely have more time and more choices than it feels like right now. New Jersey runs foreclosures through the courts, and you can almost always sell before the sheriff's sale, as long as the sale pays off what's owed or your lender approves a short sale. A Sicklerville owner is usually on one of two paths: a mortgage foreclosure or a property tax lien. Below are the steps on each path and where a sale fits in. For the full statewide picture, see our guide to stopping foreclosure in New Jersey.

- Notice of Intention to Foreclose. Before filing, the lender must send this notice at least 30 days ahead, by regular and certified mail (NJ Department of Community Affairs). This is the cheapest point to catch up, refinance or sell.
- Complaint and mediation. Once a lender files, owner-occupants of one-to-four family homes can request free foreclosure mediation within 60 days of being served. A housing counselor joins you through the process. Mediation does not pause the case on its own.
- Final judgment. The court sets the amount owed and sends the case to the Camden County Sheriff for sale. Selling is still possible here, but the payoff now includes added fees and interest.
- Camden County sheriff sale. Sales happen on the first and third Wednesday of each month at noon inside Camden City Hall. You can find properties listed online before sale day through the Camden County Sheriff. Under state law, a homeowner facing foreclosure can request two adjournments, each running about a month. The county requires a notarized request and charges a fee to grant either one.
- After the sale. The deed goes to the winning bidder unless someone files an objection within 10 days. After that window closes, your options shrink fast. Talk to a foreclosure attorney before the sale date, not after.
- Taxes or utility charges go unpaid. Unpaid Winslow property taxes and municipal charges become a lien on the house.
- The annual tax sale. Winslow sells those liens to the public every year. The most recent sale was held October 8, 2026, at the municipal building in Braddock. Bidders compete by undercutting each other on interest rate, starting at 18% (NJ Division of Local Government Services).
- Redemption. You can still pay off the lien, with interest and any penalties, to clear it. That right lasts until a court forecloses it.
- Tax foreclosure. A private lienholder can file to foreclose two years after the sale. If the township holds the lien, that window shrinks to six months. A 2024 change in state law gave owners new ways to protect their equity when a tax foreclosure is moving forward. Talk to an attorney about how it applies to your specific situation.
Where selling fits
Whichever way you go, the sale has to clear the mortgage or lien at closing, or your lender has to approve a short sale. If you have equity, selling before a sheriff's sale or tax foreclosure lets you walk away with whatever is left after payoff. Our guides to pre-foreclosure options and short sale vs. cash sale put both choices side by side so you can compare them in minutes. A foreclosure attorney or a HUD-approved housing counselor can look at your specific situation. If you want a real number to weigh, request a written offer, and see our Sicklerville page for exactly how we buy homes in town.
