Lakewood As-Is Sale: Resale and Smoke Certificates

Lakewood sellers should separate township resale certification from a buyer's home inspection. The township inspection FAQ says a full Certificate of Occupancy is not needed simply to sell a home, but a Smoke Certificate is required. It directs sellers to Housing. Contact that division with your property address and ask which application, inspection and documents apply before committing to a closing date. The official application portal includes a residential resale certification application. Rental changes of tenancy have a separate process, so describe the property's current use accurately when asking for guidance.

An as-is agreement does not replace required certification. Ask who will arrange access, submit the application and address any items identified by the township. Put those responsibilities into the sale agreement after confirming them with Housing and your closing professional.
